Our valuation method draws on three years of Rightmove and Zoopla listing-and-enquiry data, cross-referenced against our own managed portfolio. Under the post-RRA regime the marketing price a landlord sets on day one is, in practical terms, the rent that property earns for the life of the tenancy — so the day-one decision has to be right.
