Three months' free management for new landlords: the welcome offer opens 1 October

Short answer: from 1 October 2026, a landlord who has not used Harvey W James before can instruct us to let and manage a London property and pay no management fee for the first three months in which rent is received. The offer covers the first fifty instructions we accept, or until 31 January 2027, whichever comes first. From the fourth rent-month it is our one all-in fee of 10% including VAT. Why give away three months?
Because a landlord who has seen three rent statements, one inspection and how we handled the first repair knows whether we are the right agent. We would rather earn the fourth month than sell the first.
The numbers behind that are ours. Across 137 tenancies that have ended on our books to 9 September 2026, the median tenancy ran twelve months, and only 1.5% ended inside three. So the offer is not a gamble on our side, and it is not a trick on yours. It is the cost of letting you try us properly.
It also fits how we already charge. We get paid when you get paid: 10% of the rent, only in the months a tenant is paying, £0 during a void, £0 to re-let, no letting fee, no renewal fee, no tie-in and no exit fee. Three free months at the front is the same fee with the first bit taken off.
Why now?
Over the last year we rebuilt how the business runs. James, our AI assistant, answers the phone, the website and WhatsApp around the clock and hands every enquiry to the right desk. Our marketing, pricing, referencing, rent collection and repairs run on systems we built ourselves and have tested on the homes we manage today, 115 of them as at 23 September 2026 (the live count is on our stats page). That work was done so we could look after more homes to the same standard, and this offer is how we fill the capacity it created.
We add capacity in blocks of fifty homes, and each block is tested before the next. So this offer covers the first fifty instructions we accept under it, and then it closes, whatever the date. Our next milestone is 200 homes. So yes, taking the offer helps us grow. We would rather say that plainly than pretend it is charity.
What does the offer actually cover?
The whole Full Management service, which is the only service we offer. That means:

Still payable, and printed beside "free" on the offer page at the same size: inventory and check-in reports and check-out reports at the published prices, any statutory certificate your property needs, and works you approve. There is nothing else.
What if I am not happy?
Tell us in writing at any point in your free period. Our management ends 30 days later and you will not have paid a management fee. The tenancy carries on, because a tenant's home is not undone by a change of agent, and we hand the tenancy file, the deposit and the keys to you or your next agent. Our usual three months' notice does not apply during the free period. We call this the 90-day promise, and it is written into the terms.
Who is it for?
New landlords: people or companies who have not instructed us before, with a residential property in London in the areas we cover. Empty or already let, both qualify. One property per landlord; if you have more, talk to us and we will put terms in writing.
We will also say who it is not for. We only do Full Management, so if you want an agent to find the tenant and hand back the keys, plenty of local agents do that and we are not one of them. And we will always come and value your property, but we accept the instructions that fit: a home in good order and compliant, in an area we cover, marketed at a rent the market supports. If yours is not one we can look after to our standard, we will say so plainly at the visit, and you lose nothing. That is the same reason we won't take your instruction at the wrong price.
How do I claim it?
Three steps, no code required.
- Register your interest below, or book a free rental valuation from 1 October. If you found us on Google or a partner site, quote WELCOME90; it tells us where you came from and does not change the offer.
- We visit, price the property from our own data, and send you our terms with a one-page offer confirmation naming the offer, the code and the free period.
- Sign, and we let and manage as normal. The free period starts with the first month's rent we collect.
Your signed instruction has to reach us between 1 October 2026 and 31 January 2027, and within the first fifty instructions we accept under the offer. The free months start whenever rent starts, so a property that lets in February still qualifies if you instructed us by the 31st.

Is there a catch?
No. The management fee is £0 for your first three rent-months; from the fourth it is 10% including VAT, the same fee every landlord pays. Third-party costs such as an inventory report are charged at the published prices, as they are for everyone. There is no letting fee, no set-up fee, no tie-in and no exit fee, and you keep your 14-day right to cancel under the Consumer Contracts Regulations 2013 where it applies.
Why not run it all year?
Because an offer with a real closing date is an honest offer. This one runs from 1 October to 31 January or until the fiftieth instruction, and when it ends, it ends. The offers page keeps every offer we run, with its dates, so a link you saved still tells the truth.
