Why now
We built the capacity. This is how we fill it.
Over the last year we rebuilt how the business runs. James, our AI assistant, answers the phone, the website and WhatsApp around the clock and hands every enquiry to the right desk. Our marketing, pricing, referencing, rent collection and repairs run on systems we built ourselves and have tested on the 114 homes we manage today. That work was done so we could look after more homes to the same standard, and this offer is how we fill the capacity it created. Our next milestone is 200 homes. So yes, taking the offer helps us grow. We would rather say that plainly than pretend it is charity.

The 90-day promise
Not happy? Say so, and we part with nothing paid.
If at any point in your free period you decide we are not the agent for you, tell us in writing. Our management ends 30 days later, and you will not have paid a management fee.
What that means in practice: the tenancy you have granted carries on — a tenant’s home is not undone by a change of agent — and we hand the tenancy file, the deposit and the keys to you or your next agent, properly. Our usual three months’ written notice does not apply while the free period runs.
We would rather earn the fourth month than sell the first. That is the whole offer.

We will not call something free and leave the rest in small print. The two columns below carry equal weight on purpose.

What you do not pay us
- Our management fee — the 10% — for the first three months in which we receive rent for the property.
- Everything the 10% already covers: marketing, viewings, referencing, the tenancy agreement, move-in, rent collection, repairs coordination, inspections, the annual Section 13 rent review.
- No letting fee, no set-up fee, no renewal fee, no rent-review fee — the same as every landlord, offer or not.

What is not part of the offer
- Inventory and check-in reports (a third-party clerk; £125–£175 by property size) and check-out reports (£108–£155), as published on our landlords page.
- Statutory certificates your property needs to be let — an EPC, a gas safety certificate, an electrical report — if you do not already hold them.
- Repairs, works and other services you approve, at the published prices on our landlords page.
- From the fourth rent-month: the 10% management fee, including VAT, taken from each month’s rent, only in the months rent is paid.
Who it is for
Landlords who have not tried us yet.
- You (or your company) have not instructed Harvey W James before. This is an offer for new landlords.
- Full Management — the one service we offer — on a sole-agency basis, on our standard Landlord Terms of Business.
- A residential property in London, in the areas we cover. Empty or with a tenant already in place: both qualify.
- Your signed instruction reaches us between 1 October 2026 and 31 January 2027, and within the first 50 instructions we accept under the offer, whichever comes first. The free months start whenever rent starts — even if that is after 31 January.
- One property per landlord. Bringing more than one? Talk to us and we will agree terms in writing.
- A home we can look after to our standard. We specialise in well-presented, compliant homes in the areas we cover, let at the rent the market will actually pay. We will always come and value your property; if it is not one we can manage well, we will say so plainly at the visit.
It is not for a let-only or tenant-find instruction — we do not offer one, and we would rather say so now than disappoint you later. If you want an agent to find the tenant and hand back the keys, plenty of local agents do; we are not one of them. Why we only do Full Management.
How to claim it
Three steps. No code required.
- Book a free rental valuation — online, by phone, or by asking James. Mention the offer or quote WELCOME90; neither is required.
- We visit, price the property from our own data, and send you our terms with a one-page Offer Confirmation naming the offer, the code and the free period.
- Sign, and we let and manage as normal. The free period starts with the first month’s rent we collect; from the fourth rent-month, 10% including VAT.
Found us on Google or a partner site? Quote WELCOME90 when you book — it tells us where you came from. It does not change the offer.

Asked before you ask.
Is there a catch?
No. The management fee is £0 for your first three rent-months; from the fourth rent-month it is 10% including VAT, the same fee every landlord pays. Third-party costs such as an inventory report are charged at the published prices, as they are for everyone. There is no letting fee, no set-up fee, no tie-in and no exit fee.
Do I need a code?
No. Every eligible landlord who instructs us in the window gets the offer. The code WELCOME90 exists so you can quote it from Google or a partner site, and so we can see where you found us.
Will you take on any property?
No, and we would rather say so now. We specialise in well-presented, compliant homes in the areas we cover, managed fully. We will always come and see yours; if it is not a home we can look after well, we will tell you at the visit, and you lose nothing.
My property is already let — does it still count?
Yes. The offer applies whether the property is empty or has a tenant in place. With a sitting tenant we take over the management, and the free months start from the first month’s rent we collect.
How many places are there?
Fifty. We add capacity in blocks of fifty homes, and each block is tested before the next. This offer covers the first fifty instructions we accept under it, then it closes, whatever the date. When we open the next block we will publish a new offer on the offers page; you can register your interest for it now.
What if I decide to leave in month two?
Tell us in writing. Our management ends 30 days later and you will not have paid a management fee. The tenancy continues — we hand the tenancy file, the deposit and the keys to you or your next agent.
What happens after the three months?
Nothing changes except the fee. From the fourth rent-month the 10% is taken from each month’s rent, in the months rent is paid. No renewal fee, no rent-review fee, £0 in a void, £0 to re-let.
I already have a property with you — can I claim it?
No. It is an offer for landlords who have not instructed us before. Existing landlords already have the terms we changed in September 2026: no exit fee, no early-exit catch-up, and no fee in a month with no rent.
Why three months?
Because a landlord who has seen three rent statements, one inspection and how we handled the first repair knows whether we are right for them. We would rather earn the fourth month than sell the first.
The terms
The full terms, in twelve short lines.
- The offer. No management fee is charged for the first three months in which Harvey W James Ltd receives rent for the property (“the free period”). From the fourth such month our standard fee of 10% of the monthly rent, including VAT, applies, in the months rent is received.
- Who qualifies. Landlords — individuals or companies — who have not previously instructed Harvey W James Ltd. One property per landlord; further properties only by written agreement.
- Our acceptance. The offer applies to instructions we accept. We will always visit and value the property. We accept an instruction where the home is one we can manage to our standard: in good order and compliant, in an area we cover, marketed at a rent the market supports, on Full Management. If it is not, we will say so at the visit, and nothing is owed on either side.
- The service. Full Management, sole agency, on our standard Landlord Terms of Business and the Schedule of Fees dated 18 September 2026. The offer changes only the management fee for the free period and the notice period in term 7. Every other term is unchanged.
- The window. Your signed instruction must reach us between 1 October 2026 and 31 January 2027 inclusive, and the offer is limited to the first 50 instructions we accept under it: it closes on 31 January 2027 or when the 50th instruction is accepted, whichever comes first. The free period begins when rent begins, even where that is after the window closes.
- What is not included. Charges outside the management fee — inventory, check-in and check-out reports, statutory certificates, repairs and works, and the other services on our landlords page — are charged at the published prices when used. There is no letting fee and no set-up fee.
- The 90-day promise. If at any time during the free period you decide to end our management, tell us in writing. Our management ends 30 days after we receive your notice and no management fee is charged up to that date; our usual three months’ written notice does not apply during the free period. Any tenancy granted continues: we hand the tenancy file, the deposit and the keys to you or your next agent. Ending the marketing appointment before a tenant is found is governed by the sole-agency terms (a four-week commitment, then two weeks’ written notice).
- Once only. The offer applies once per landlord, to the first tenancy we let or take over on the property. It does not apply again when a tenant changes.
- Not combinable. The offer cannot be combined with any other discount or special rate.
- Changes. We may withdraw or change the offer for future instructions at any time. An instruction we have already accepted keeps the offer as confirmed in writing.
- Your rights. Nothing in this offer affects your statutory rights, including any 14-day right to cancel under the Consumer Contracts Regulations 2013.
