About instant rent estimates

How accurate is an instant rental valuation?

Accurate as market context, and not as a price for your flat. The figure here is the ONS average across every tenancy in force in the borough, including ones agreed years ago. It cannot see your floor, view, finish or this week’s competing stock, and those move the rent by hundreds of pounds a month. We visit, free, for the real number.

Where do the numbers come from?

The Office for National Statistics Price Index of Private Rents monthly price statistics, by borough and bedroom count, used under the Open Government Licence; the data month and next release date are printed on the page. The “our live book” row is computed from the homes we manage in Street CRM when the page builds, with its as-at date shown.

Why is a new let often above the borough average?

Because the average is a stock measure: it pools tenancies signed today with tenancies signed years ago. A new let competes only in this week’s market. The direction is not guaranteed, though; in some boroughs and some buildings new lets sit below the average. That is exactly why we do not price from an average.

What is the average rent in London?

For July 2026 data the London average across all sizes is £2,317 a month: £1,752 for a one-bed, £2,218 for a two-bed and £2,623 for a three-bed. All 32 boroughs are in the table above, updated after each monthly release.

Does the valuation visit cost anything?

Nothing, whether or not you instruct us. We visit, price from our managed book, the Land Registry, the EPC register and a three-year timing dataset, and show the comparables line by line. What we charge afterwards is one all-in 10% including VAT, only in the months a tenant is paying rent: no separate letting or renewal fee, nothing during a void, nothing to re-let.
