How this page works

Three rules, kept by a machine, not by good intentions.

  • Only what is live appears here. Nothing that is built but not yet released, and no “coming soon”.
  • Every line says what it means for your property, and shows its proof: a number from a log, a dated page, a document you can read.
  • Where the only proof so far is our own testing, the line says “proof so far”, and gets its public date when one comes.

James answers in fourteen languages.

For your property. A caller who speaks Spanish, French, German, Italian, Portuguese, Dutch, Russian, Hindi or Japanese is answered in their own language without asking; Mandarin, Cantonese, Arabic, Polish and Bengali on request. An overseas applicant for your flat is not lost at the first word.

Proof so far. Live for every caller since 21 September 2026. So far the proof is our own test calls in each language; this line gets the date of the first public caller in a language other than English when one comes.

Landlords

The welcome offer is announced: three months’ free management for new landlords.

For your property. Instruct us from 1 October 2026 and your first three rent-months carry no management fee. The terms are published in full, and the number of places left is counted on the page.

Service

One service. Every home we take on is fully managed.

For your property. There is no let-only tier and no rent-collection tier to be on the wrong side of. One all-in fee, taken only in the months rent is paid: nothing in a void, nothing to re-let, nothing to renew.

For your property. The rent we quote you for your borough is the ONS’s own figure for that month, not a guess, and every edition is kept, so you can see how your borough moved.

For your property. A call about your property at eleven at night, or on a Sunday, is answered rather than sent to voicemail. The caller gets a real answer about the home, and a viewing request or a message is on the desk before the office opens.

Your listing can be read by AI assistants.

For your property. When someone asks an AI assistant for a two-bed near Heron Wharf, your listing is there to be found: structured, current, and with a published set of terms for what an assistant may do with it. Requests that come through our agent door are logged.

The post room: every email to info@ is read as it arrives and becomes a numbered ticket on the right desk.

For your property. A bill, a certificate, a letter from the council or a tenant’s email about your property is read the moment it lands, filed against the home, and turned into a ticket for the person who owns it — seven days a week, with nothing waiting for someone to open the inbox.

James on the website and on WhatsApp, in English and Chinese, around the clock.

For your property. An applicant asking about your flat at midnight gets the facts — rent, deposit, the date it is available, the EPC — and a hand-off to the team for anything that needs a person. He never invents a fact he does not have: a claim he cannot back is dropped before it is said.
