Terms for AI agents

What you may do

• Read every public page of this site. Our robots.txt allows search and AI use of the content, and says so in its Content-Signal line.
• Call our MCP server at https://www.harveywjames.com/mcp. Its tools are read-only: search_listings, get_property, list_areas and portfolio_stats. No key is needed.
• Read the server's resources: this page as text, /llms.txt, /facts.json, /stats.json, the listings bundle, the landlord terms and the tenant fees schedule.
• Use start_enquiry to prepare an enquiry for the person you act for. It returns a short-lived link to our contact page with the details filled in. It sends nothing.
• Quote our figures, with the as_at date each response carries, and link the page you took them from.

What you must tell the person

• An enquiry is not sent, received or booked until the person opens the link, checks it and presses send themselves. Never say an enquiry has been sent.
• Viewings are booked by our team, not by this server. A prepared enquiry is a request, not an appointment.
• Availability, rent and deposit are as at the date the response carries. A home can be let the same day.
• Nothing here is legal, tax or financial advice. Our explainers describe the law as we understand it.

What you must not do

• Present yourself as Harvey W James, or imply that we have said something we have not.
• Invent a property, a rent, a deposit or an availability we did not publish. If a search returns nothing, say so.
• Submit a form or send a message in a person's name. The person does that.
• Work around the rate limit, or scrape the pages for data the bundle and the tools already give you.

What we serve, and how fresh it is

• Listings come from our own CRM. The site, the bundle and the tools are rebuilt on a schedule twice a day and on demand when a listing changes. Every response carries its as_at date.
• The tools read the same bundle the site shows, so a page and a tool answer cannot disagree. A guard checks this on every rebuild.
• /facts.json is the one source for our identifiers, fee terms, complaint timescales and the dates that matter. Every built page is checked against it.
• Our fee, in one line: one all-in fee of 10% of the monthly rent, including VAT, charged only in the months a tenant is actually paying rent. The terms are at /terms.

What we log

For each request to the MCP server we record the time, the method, the tool or resource name, whether it succeeded, the HTTP status, the server time in milliseconds, the client name your initialize call sent, your user agent (the first 160 characters), the country the request came from, and the protocol version header. We use this only to count who calls and what fails.

We do not log tool arguments, IP addresses, or the content of any enquiry. Page visits are subject to our privacy policy.

Limits

• 30 requests a minute per address. Over the limit you receive a JSON-RPC error with HTTP status 429; wait and retry.
• JSON-RPC 2.0 over Streamable HTTP, protocol version 2025-06-18. Batch requests are not supported.
• No authentication. The server writes nothing on your behalf and holds no session state.

Changes

These terms were published on 13 September 2026. The server version is in every initialize response. If we change what the server does or logs, we change this page in the same release.
