What management covers · one fee

What full management covers in E15 / E20

Full management in E15 is shaped by two kinds of building. The newer towers around the town centre and the park run concierges, amenity rules and, in much of the stock, a communal heat network, so heat is billed by the building and a tenant on a pre-payment arrangement has to clear the balance before keys come back at checkout. The older stock behind the High Street does none of that and needs a different service rhythm. We manage both, and the service charge in either case stays your bill from the block: what we manage is the tenancy inside it.

The compliance ledger is the calendar half of the job and it does not vary by building. Gas Safety renews annually, with the engineer booked and paid on your behalf and the CP12 issued to the tenant. The EPC register is checked at the start of every new tenancy and a valid certificate is required on every re-let. EICR runs on the five-year cycle. Smoke and CO alarms are tested at the start of every tenancy and at every annual gas check, with a legionella risk assessment at the start of every tenancy, and PRS Database registration applies from late 2026 under RRA s.92. The borough licensing position is watched continuously through Kamma rather than reviewed once a year, because a council does not write to tell you a scheme has changed.

Rent is collected and reconciled monthly against the rent schedule, with a monthly statement to you and arrears chased from Day 1 on a published schedule. Client money runs through LettsPay into a ring-fenced, FCA-regulated client account, with Propertymark Client Money Protection behind it. Repairs are logged on the property record and dispatched to our trades: under £800 total works value we act on your standing authority, above £800 we obtain your written approval first. Hazards are triaged against Awaab’s Law (RRA s.100), whose prescribed timeframes are expected to reach the private rented sector in 2027.

Between tenancies the refresh cycle plans the empty days instead of absorbing them: a minor refresh inside 28 days of the new tenant’s check-in with no void, a major one roughly every five years on a published ten-day void, scheduled before the four-week marketing window rather than inside it. And one fee covers it: 10% of monthly rent including VAT, charged only in the months a tenant is paying rent, with no letting fee, no renewal fee and no rent-review fee — and nothing during a void, nothing to re-let.

Home turf, and where E15 stops

Stratford is a five-line interchange — Elizabeth, Jubilee, Central, DLR and Overground, with National Rail and the high-speed line from Stratford International — and that reach is what holds tenant demand here through every cycle. The stock we manage sits in and around the town centre: the International Quarter London and International Way, Sugar House Island, New Garden Quarter, Glasshouse Gardens and Manhattan Loft Gardens, alongside the towers rising around Westfield.

The honest boundary is that E15 is not E20. Across the park, East Village is let by Get Living — an operator, not individual landlords — and the International Quarter side carries build-to-rent too. An individual landlord’s flat competes with professional operators on service, which is winnable on presentation and response, and it is exactly the work. Demand here is unusually broad, and that changes what management has to absorb. Westfield Stratford City, 560 acres of Queen Elizabeth Olympic Park, the Aquatics Centre and the East Bank quarter bringing V&A East, Sadler’s Wells East and the BBC pull professionals and families; UCL East, University of the Arts London, Birkbeck, Loughborough University London and the University of East London make the late-summer student peak sharp. Our office is at 1st Floor, 415 High Street, E15 4QZ, a two-minute walk from the station. We do not say “local” as a slogan; it is the commute.

How to choose a managing agent here

Stratford’s high street is full of well-reviewed agents, ours among them, and no one can honestly self-award the title of best. So ask every agent the same five questions. What do you actually manage in E15, and will you show me? Who answers when my tenant reports a hazard at nine in the evening, and what happens in the first 24 hours? What does the fee include — letting, renewal, rent review — and what is billed on top? What can you spend before you have to ask me, and do you mark up contractor invoices? And where is my rent held between the tenant paying it and me receiving it?

How much does property management cost in Stratford?

E20 is its own market and we read it honestly: East Village is let by Get Living, an operator rather than individual landlords, and the International Quarter side carries build-to-rent too. Where an individual owns the flat we manage it exactly as we do in E15. As this page built we held no managed home in E20, so that row is empty — which is the truth, not an omission.

What does the 10% fee include?

It also covers the mid-tenancy inspection at about six months and the annual section 13 rent review. Renewal and retention sit inside it, so there is no second letting fee.

I live overseas — can you manage my E15 flat?

Yes. As at 2 September 2026, 59 of our 89 landlords are outside the UK, across nine countries, and the whole cycle runs remotely: virtual viewings, e-signing, monthly statements.
