What lets in E15, and at what

Every number in the managed row below is computed from our live book when this page builds — nothing typed in, nothing remembered. Stratford is where our book is deepest, and where a wrong number would be noticed fastest: by us, on the walk to work.

The method · one fee

What we do, and what it costs

One fee, all-in: 10% of monthly rent including VAT, charged only in the months a tenant is paying rent. No letting fee, no renewal fee, no rent-review fee — and nothing during a void, nothing to re-let. What the 10% actually covers, month by month, is on the landlords page.

We price from evidence: the managed book above, the Land Registry, the EPC register, and a three-year timing dataset that says August carries the year’s highest enquiries-to-listings ratio, the back half of a month out-pulls the front, and Monday morning is the slot to launch. Book a free rental valuation and we will walk you through the working — at the office if you like; it is on the High Street.

And the line we hold here as everywhere: we won’t take a property on at a price we don’t believe it will let at. In our own postcode, that discipline is also our reputation.

The local read · E15

Home turf, honestly read

Stratford is a five-line interchange — Elizabeth, Jubilee, Central, DLR and Overground, with National Rail and the high-speed line from Stratford International — and that reach is what holds tenant demand here through every cycle.

The honest boundary: E15 is not E20. Across the park, East Village is let by Get Living — an operator, not individual landlords — and the International Quarter side carries build-to-rent too. An individual landlord’s flat competes with professional operators on service, so it has to win on presentation and price — that is winnable, and it is exactly the work. E20 has its own guide; so does E15.

Our office is at 1st Floor, 415 High Street, E15 4QZ. We do not say “local” as a slogan; it is the commute.

Choosing · honestly

How to choose a letting agent here

“Best letting agent in Stratford” is not a title anyone can honestly award themselves — this is a crowded, well-reviewed high street and we respect that. So ask every agent the same questions. What did you let in E15 in the last 90 days? Show me the pricing evidence, not the hope. What exactly does the fee include — letting, renewal, rent review? Who answers when my tenant calls at nine in the evening? Where is your office — and who is actually in it?

Our answers are on this page and the pages it links to, and the door is at 415 High Street. If another agent’s answers are better, use them — we mean that. The wrong agent costs more than any fee: the void, and the wrong tenant.

Questions we get asked

Letting in Stratford

Who are the best letting agents in Stratford?

Nobody can honestly self-award that — Stratford’s high street is full of well-reviewed agents, ours among them. Judge on evidence: what an agent actually let in E15 recently, what the fee genuinely includes, and whether they will defend a price with data rather than flattery. Our evidence is computed live above, and our office is at 415 High Street — come and test us.

What does a letting agent charge in Stratford?

One all-in 10% of monthly rent including VAT at Harvey W James, charged only in the months a tenant is paying rent — with no letting fee, no renewal fee, no rent-review fee, nothing during a void and nothing to re-let. For tenants, the Tenant Fees Act 2019 means no fees at all: a holding deposit capped at one week’s rent, a deposit of five or six weeks, the first month’s rent — nothing else.

Do you cover the Olympic Park and East Village?

E20 is its own market and we read it honestly: East Village is let by Get Living — an operator, not individual landlords — so an owner there competes with an institution. Where an individual owns the flat, we let and manage it exactly as we do in E15, and the Olympic Park guide carries the E20 picture. This page’s evidence row is E15.

What rent does a flat in Stratford achieve?

The evidence block above is the honest answer: the E15 row computed from our managed book the moment this page built, and representative market ranges by home type beneath it. For your specific flat — floor, condition, building — book a free rental valuation; we will show the comparables we used.
