What full management covers in SE16

Full management in SE16 is dockside-building work. Much of the newer stock runs a communal heat network and a concierge, which decides how a repair actually happens: heat is billed by the building rather than a national supplier, a tenant on a pre-payment arrangement clears the balance before keys come back at checkout, and contractor access runs on the block’s rules. The masterplan homes are built to a net-zero-carbon standard, which puts the plant and its servicing in the building rather than in your flat. Your service charge stays your bill from the block; what we manage is the tenancy inside it.

Then the compliance ledger, which is the calendar half of the job. Gas Safety renews annually where there is gas, with the engineer booked and paid on your behalf. The EPC register is checked at the start of every new tenancy, and a valid certificate is required on every re-let. EICR runs on the five-year cycle, or sooner where an inspector flagged remedial work. Smoke and CO alarms are tested at the start of every tenancy and at every annual gas check, a legionella risk assessment is done at the start of every tenancy, and PRS Database registration applies from late 2026 under RRA s.92. The borough licensing position is monitored continuously through Kamma rather than reviewed once a year.

Rent is collected and reconciled monthly against the rent schedule, with a monthly statement to you and arrears chased from Day 1 on a published schedule. Client money runs through LettsPay into a ring-fenced, FCA-regulated client account, with Propertymark Client Money Protection behind it. Repairs are logged on the property record and dispatched to our trades: under £800 total works value we act on your standing authority, above £800 we get your written approval first. Hazards are triaged against Awaab’s Law (RRA s.100), whose prescribed timeframes are expected to reach the private rented sector in 2027.

Between tenancies the refresh cycle plans the empty days rather than absorbing them, and in a postcode adding new stock every year that is the part that protects your rent. A minor refresh is completed within 28 days of the new tenant’s check-in and creates no void; a major one, expected roughly every five years on good decoration, runs on a published ten-day void scheduled before the four-week marketing window, not inside it. One fee covers all of it: 10% of monthly rent including VAT, charged only in the months a tenant is paying rent, with no letting fee, no renewal fee and no rent-review fee — and nothing during a void, nothing to re-let.

Canada Water is being rebuilt around one scheme. The British Land and AustralianSuper masterplan covers 53 acres and delivers up to around 3,000 net-zero-carbon homes, a new high street and town square, workspace and a leisure centre, with extensive public open space. Around it sits the established Surrey Quays and dockside stock — the existing apartment buildings around the docks and Greenland Dock — which is where most individually owned flats in this postcode actually are.

For a managing agent that is a moving competitive set. Each year the masterplan adds homes and amenity, so a flat re-let here is re-let against a different comparison than the one it was let against last time. That makes the re-let date, the condition of the flat on that date and the four-week marketing window matter more here than in a settled market. It is a pricing and scheduling discipline before it is a maintenance one, which is why the refresh cycle and the void plan carry the weight in SE16.

Connectivity is what holds demand steady while the building goes on: Canary Wharf is about two minutes away on the Jubilee line, London Bridge three, our own office at Stratford eleven and Bond Street twelve. Tenants are largely professionals and couples taking the dockside flats for the water, the woodland and the new amenity — Russia Dock Woodland, Stave Hill Ecological Park, Southwark Park, the dock itself and the new leisure centre with its pools and courts.
