Canada Water

From the data first.

A postcode still under construction: every year the masterplan finishes another building, a flat here is re-let into a different competitive set. The re-let date and the four-week window matter more here than in a settled market.

What lets in SE16, and at what

Every number in the managed row below is computed from our live book when this page builds — nothing typed in, nothing remembered. It is deliberately small and real: what we manage in SE16 today, not a borrowed market average, and it changes by itself the day the book does.

The method · one fee

What we do, and what it costs

One all-in fee: 10% of monthly rent including VAT, charged only in the months a tenant is paying rent. No letting fee, no renewal fee, no rent-review fee — and nothing during a void, nothing to re-let. The full breakdown of what the 10% covers sits on the landlords page, and what management looks like in this stock specifically is on our property management page for the postcode.

Pricing starts from evidence, not instinct: our managed book, the Land Registry, the EPC register, and a three-year timing dataset — August carries the year’s highest enquiries-to-listings ratio, weeks three and four of a month out-pull weeks one and two, and Monday morning is the launch slot. Book a free rental valuation and we will show you the working, line by line.

And the line we hold: we won’t take a property on at a price we don’t believe it will let at. A flattering number wins the instruction — and costs you the void.

The local read · SE16

One masterplan, and the docks around it

Canada Water is Zone 2 on the Jubilee line and the Overground: Canary Wharf is about two minutes, London Bridge three, our own office in Stratford eleven, Bond Street twelve and Liverpool Street thirteen via Canary Wharf. That connectivity is what holds demand steady while the building goes on.

And the building is the read. The British Land and AustralianSuper masterplan covers 53 acres and delivers up to around 3,000 net-zero-carbon homes, a new high street and town square, workspace and a leisure centre with pools and courts already open, with extensive public open space. Around it sits the established Surrey Quays and dockside stock — the existing apartment buildings around the docks and Greenland Dock — which is where most individually owned flats in this postcode actually are. Each year the masterplan adds homes and amenity, so a flat re-let here is re-let against a different comparison than the one it was let against last time. That makes the re-let date, the condition of the flat on that date and the four-week marketing window matter more here than in a settled market; it is a pricing and scheduling discipline before it is a maintenance one.

Tenants are largely professionals and couples taking the dockside flats for the water, the woodland and the new amenity — the dock itself, Russia Dock Woodland, Stave Hill Ecological Park and Southwark Park — and much of the newer stock runs communal heat and a concierge, which an agent has to be able to explain from the building’s own arrangements. The full market read, and the transport table it rests on, is in the Canada Water area guide.

Choosing · honestly

How to choose a letting agent here

Nobody can honestly crown themselves “the best letting agent in Canada Water” — including us. Plenty of agents work the docks and the new centre, some far larger than we are. What you can do is ask every one of them the same five questions. What did you let in SE16 in the last 90 days? Show me the pricing evidence, not the hope — and show me what the masterplan added to the competition since. What exactly does the fee include — letting, renewal, rent review? Who answers when my tenant calls at nine in the evening about the heat? And will you tell me a number I don’t want to hear?

Our answers are on this page and the pages it links to. If another agent’s answers are better, use them — we mean that. The wrong agent costs more than any fee: it costs the void, and the wrong tenant.

Questions we get asked

Letting in Canada Water

Who are the best letting agents in Canada Water?

No agent can honestly claim that title, and we won’t — plenty of agents work the docks and the new centre, some much larger than us. Judge on evidence: what an agent actually let in SE16 recently, what the fee genuinely includes, whether they can tell you what the masterplan has added to the competition since your last let, and whether they will defend a price with data rather than flattery. Our evidence is computed live on this page; the five questions worth asking any agent are just above.

What does a letting agent charge in Canada Water?

Ours is one all-in fee: 10% of monthly rent including VAT, charged only in the months a tenant is paying rent — with no letting fee, no renewal fee, no rent-review fee, nothing during a void and nothing to re-let. Tenants pay no fees under the Tenant Fees Act 2019: a holding deposit capped at one week’s rent, a tenancy deposit capped at five weeks’ rent, and nothing else. The full breakdown is on the landlords page.

Do you cover the dockside buildings and Surrey Quays as well as the masterplan?

Yes — we let and manage across the whole SE16 postcode: the established apartment buildings around the docks and Greenland Dock, where most individually owned flats are, and the masterplan homes as they complete. Letting here has its own discipline: the competitive set changes every year the masterplan finishes a building, so the re-let date, the condition on that date and the four-week marketing window carry the weight. The honest limit is the evidence block above: our managed SE16 row is small today. What management looks like here is on our SE16 property management page.

What rent does a flat in Canada Water achieve?

The honest answer is the evidence block above: the row computed from our own managed SE16 book the moment this page was built, and representative market ranges by home type beneath it. The building, the floor and the dock or river view drive the rent more than the postcode alone, and the comparison moves as the masterplan completes. For the number on your specific flat, book a free rental valuation; we will show the comparables we used and their sources.
