How the valuation works, and what we charge after

The valuation is free, and it is a visit — not a form that emails you a guess. We price from evidence: the Land Registry, the EPC register, the live portal competition and a three-year timing dataset — August carries the year’s highest enquiries-to-listings ratio, weeks three and four of a month out-pull weeks one and two, and Monday morning is the launch slot. You see the comparables we used, line by line, and where each one came from.

Why the number matters more than it used to: under the Renters’ Rights Act 2025, section 13 is the only route to raise the rent once a tenancy runs, so the day-one figure largely sets the tenancy’s earnings.
