Free Rental Valuation in W1 — Soho & Mayfair
From the data first.
The West End prices door by door — a Soho walk-up, a Marylebone mansion block and a Mayfair lateral do not share one number.

What lets in W1, and at what
Our managed book inside W1 is zero today — and we would rather say so than borrow a number. What you get instead is the method: the Land Registry, the EPC register, the live portal competition and our three-year timing dataset, with the comparables shown line by line at the visit. The moment we let our first W1 home, this section changes by itself: it is computed from the live book on every build.
Our managed book in this postcode is zero today — said plainly above. This block recomputes from the live book on every build, and changes by itself the day we let our first home here.

How the valuation works, and what we charge after
The valuation is free, and it is a visit — not a form that emails you a guess. We price from evidence: the Land Registry, the EPC register, the live portal competition and a three-year timing dataset — August carries the year’s highest enquiries-to-listings ratio, weeks three and four of a month out-pull weeks one and two, and Monday morning is the launch slot. You see the comparables we used, line by line, and where each one came from.
Why the number matters more than it used to: under the Renters’ Rights Act 2025, section 13 is the only route to raise the rent once a tenancy runs, so the day-one figure largely sets the tenancy’s earnings. Our fee, if you then instruct us, is one all-in 10% of monthly rent including VAT, charged only in the months a tenant is paying rent — no letting fee, no renewal fee, no rent-review fee, and nothing during a void, nothing to re-let. The full breakdown sits on the landlords page.
And the line we hold: we won’t publish a rent range we cannot stand behind, and we won’t take a property on at a price we don’t believe it will let at.
Honestly
Why we don’t sell you an instant number
An instant online valuation cannot see the floor you are on, the aspect, the service charge, the lease terms above a commercial unit or the heating your building runs — the things that decide hundreds of pounds a month in W1. Ours is a visit, it is free, and you see the working. If you want a fast steer first, our monthly London Rent Review tracks where London rents actually sit.
The local read · W1
Door by door, honestly
W1 is several villages wearing one postcode: Soho’s walk-ups and lofts, Fitzrovia and Marylebone’s mansion blocks and mews, Mayfair’s laterals — the residential streets behind Regent Street and Oxford Street, with the Central and Elizabeth lines underneath. Flats above commercial units carry their own lease and service questions, and those move the rent as much as the address.
Belgravia and Westminster are SW1 — a different market again, which we value the same way. Wherever the flat sits, the valuation starts at the building, not the postcode.
Questions we get asked
Valuing a flat in W1
How much does a rental valuation cost in W1?
Nothing. The valuation is free whether or not you instruct us. We visit the flat, price it from the Land Registry, the EPC register, the live competition and our timing dataset, and show you the comparables line by line — then the decision is yours.
My flat is near Regent Street or Oxford Street — is this the right page?
Yes. People describe West End flats by the landmark — Regent Street, Oxford Street, Hanover Square, Piccadilly — and they are the residential streets of W1: Soho, Fitzrovia, Marylebone, Mayfair. The valuation covers the whole postcode, whichever landmark you would use.
You manage nothing in W1 — why should I trust your number?
Because we say so on the page, and price from evidence you can check: the Land Registry, the EPC register and the live portal competition, shown line by line. We would rather tell you our W1 book is zero than borrow an average — a borrowed number costs a landlord real money.
I live overseas — can you value and let my W1 flat?
Yes. Around half our landlords are overseas, and our China Desk answers in Mandarin and Cantonese (WeChat: HarveyWJames). The valuation visit, the letting and the management all run without you needing to be in London.
