East Parkside
From the data first.
One street on the Peninsula’s park side, three different stories — know which building before you read any number.

What lets here, and at what
East Parkside is a street, not a scheme, and the number on the door decides the market you are in. No.2 is a student hall — no landlord market at all. No.27 is The Moore, Knight Dragon’s first completed phase, individually owned for a decade. No.31 is Peninsula Gardens, 431 homes so new the ownership register is only starting to fill — and the estate’s own team calls itself the main lettings provider there, with a published price list. Heat on the street is the Peninsula’s district network, billed through the building. We price the building, not the street.
We have nothing available in this building today. Below is the one home we manage in the postcode — a single figure, honestly labelled, not a market range.
Street CRM · as at 8 September 2026The building moves the rent more than the postcode does, and inside a building the floor, the view and the aspect move it again. For the number on your specific flat, book an appraisal.

Questions we get asked
Letting at East Parkside
Is East Parkside a development?
No — it is a street, and the number on the door decides everything. No.2 is a student hall (iQ Flinders House). No.27 is The Moore, individually owned since 2015. No.31 is Peninsula Gardens, 431 homes completing now. Rent evidence from one is meaningless for another — we price the building, never the street name. For the five towers nearby on Cutter Lane, see our Upper Riverside guide.
Who lets the flats at Peninsula Gardens?
Mostly the estate itself, today: Greenwich Peninsula’s own team describes itself as the main lettings provider, with “exclusive access to the majority of the homes available to rent”. An individual owner is free to instruct independently — and that is exactly where a specialist letting analyst earns its keep: your flat priced and marketed on its own evidence, not slotted into an operator’s rate card.
Does East Parkside have communal heating?
Yes — both residential buildings. Certificates at The Moore and Peninsula Gardens record heat and hot water as a “Community scheme”, the Peninsula’s district energy network — owned by Greenwich Peninsula ESCO, operated by Hemiko — metered per flat and billed through the building. The tenant cannot switch supplier: say it at enquiry.
What EPC rating are East Parkside flats?
Peninsula Gardens samples band B on new certificates valid into 2035. The Moore samples band B and band C — and its 2015-era certificates are reaching the age where a re-assessment before letting is worth the fee. Everything we sampled clears the band E floor under the Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015.
