The market read: what it costs to rent in NW9
Start with the numbers, because under the Renters’ Rights Act 2025 the marketing price a landlord sets on day one is, in practical terms, the rent for the life of the tenancy. There is no bidding above the asking rent and no rent-in-advance premium, so the advertised figure is the figure. Who Colindale suits
Colindale suits people who want the most new-build flat for their money. First-time renters and young professionals get a modern, amenity-rich home at a rent that leaves room to save; families get the space and the landscaped grounds that inner London cannot offer at the price; and Northern line commuters get a direct run into the City and the West End. Getting around
Colindale’s connectivity is simple and effective.
- Northern line. Colindale station, recently rebuilt and expanded, runs direct into the West End and the City, with journeys into town typically under thirty minutes.
- Thameslink. Nearby Hendon adds Thameslink services through the City to Gatwick and the south.
- Road. The M1, A5 and North Circular meet here, making Colindale one of the easier inner-suburban areas for drivers and for reaching the wider motorway network.
- Green and water. The Welsh Harp (Brent Reservoir) and its open water and nature reserve are a short distance away, alongside local parks.

Colindale’s amenity has grown with its housing. The large developments bring their own landscaped grounds, gyms and convenience retail, while the Welsh Harp reservoir offers open water, sailing and a nature reserve nearby. The RAF Museum London sits on the old aerodrome, and local parks and the green corridors around the reservoir give families and runners real outdoor space. It is a practical, improving suburb where the day-to-day amenity continues to catch up with the pace of new building.
Schools, universities and family life
Barnet has a strong reputation for schools, and the larger, more affordable flats make NW9 a sensible choice for families. Middlesex University’s Hendon campus is close by, and the central universities are a direct Northern line ride away. The reservoir, the parks and the developments’ own grounds provide the green space that makes the area workable for family life.
