N7 is Zone 2 on the Piccadilly line at Holloway Road and Caledonian Road, with Great Northern services from Drayton Park: Finsbury Park is about four minutes, King’s Cross St Pancras about eight, Liverpool Street about eighteen via Moorgate, Bond Street about twenty, and our own office in Stratford about thirty via Highbury on the Overground. The demand is Islington’s — the walk south into Highbury, Upper Street and the canal — at a lower rent than Islington charges.

The stock is mostly Victorian terraces and conversions, with newer flats along the Holloway Road and around the regeneration of the former prison site. That mix is the whole read: a period conversion and a new-build flat are two different maintenance profiles inside one postcode, and an agent pricing them off the same average, or applying a new-build refresh schedule to an older house, is not reading the building.
