A few big buildings, not a borough average

The Elephant is Zone 1 on two Underground lines and a rail line: the Northern line puts Bank about five minutes away and London Bridge six, the Bakerloo reaches Bond Street in about sixteen, and Thameslink runs from the rail station. Our own office in Stratford is about 28 minutes via London Bridge. That reach is what holds tenant demand here through every cycle.

What decides the let is the building. Elephant Park is the Lendlease regeneration of around 3,000 homes set around a new park, billed as the UK’s first large-scale climate-positive development and served by a net-zero-carbon energy hub — which means heat and hot water are billed by the development, not a national supplier, and every serious applicant asks about the tariff. One The Elephant and the town-centre towers sit around the rebuilt centre and the new University of the Arts London College of Communication campus, with London South Bank University beside the district. An agent who cannot answer the heat question from the building’s own tariff, or who prices a park-facing one-bed and a tower two-bed off the same average, is guessing.

The tenant base is unusually mixed for Zone 1: professionals who want a new flat minutes from the City, the South Bank and Westminster, and a large student and postgraduate market anchored by the two universities, which makes the late-summer peak sharp and the re-let calendar tighter than elsewhere. The honest boundary: SE1 is a big postcode.
