The market read: what it costs to rent in HA0
Start with the numbers, because under the Renters’ Rights Act 2025 the marketing price a landlord sets on day one is, in practical terms, the rent for the life of the tenancy. There is no bidding above the asking rent and no rent-in-advance premium, so the advertised figure is the figure. First-time renters and young professionals get a brand-new flat with amenities for a rent that leaves room to save; families get the space that central postcodes cannot offer at the price; and commuters get the Piccadilly line direct to the West End and Heathrow. Getting around
HA0 is better connected than its rents imply, with the canal and the Piccadilly line at its centre.
- Piccadilly line. Alperton station runs into the West End in around half an hour and direct to Heathrow, with trains every few minutes.
- Bakerloo line, Overground and national rail. Wembley Central adds the Bakerloo line, the Overground and fast Euston services for a second route into town.
- Canal and road. The Grand Union Canal towpath gives a traffic-free walking and cycling route, and the North Circular and A40 put the motorways within easy reach by car.
- Wembley Park nearby. The stadium, arena, Boxpark and the London Designer Outlet are a short hop away for events, shopping and dining.

The Grand Union Canal gives walking and cycling routes and a growing run of waterside cafés and workspaces around Alperton. A short distance away, Wembley Park offers the stadium and the SSE Arena for major events, Boxpark Wembley for food and drink, and the London Designer Outlet for shopping. It is a practical, improving, well-connected place to live, with more amenity arriving as the regeneration matures.
Schools, universities and family life
Brent has a broad range of primary and secondary schools, and the larger, more affordable flats make HA0 a sensible choice for families priced out of inner London. The University of Westminster’s Harrow campus and the central universities are reachable on the Piccadilly and Bakerloo lines. Green space comes from the canal, local parks and the open areas around the stadium quarter.
