The market read: what it costs to rent in EC2A

Start with the numbers, because under the Renters’ Rights Act 2025 the marketing price a landlord sets on day one is, in practical terms, the rent for the life of the tenancy. There is no bidding above the asking rent and no rent-in-advance premium, so the advertised figure is the figure. Getting around

  • Underground. Old Street, on the Northern line, is at the heart of EC2A, with the Bank and City branches a few minutes away.
  • Elizabeth line. Liverpool Street, a short walk south, runs Canary Wharf and Bond Street in a few minutes each and a single train to Heathrow.
  • Overground. Shoreditch High Street connects the orbital line to Canada Water, Dalston and beyond.

Living here

Shoreditch is one of London’s great nights out and an increasingly serious daytime business district. The bars, restaurants and clubs around Old Street, Curtain Road and Rivington Street, the markets of Brick Lane and Spitalfields nearby, Boxpark Shoreditch and a dense cluster of galleries and design studios give it its energy, with the City and its amenities a short walk south.

Schools, universities and family life

EC2A skews strongly towards professionals and couples rather than families. The City’s universities and the colleges of Bloomsbury are within easy reach on the Northern and Elizabeth lines, supporting professional and postgraduate demand.
