Renting in Fulham: an analyst’s guide to SW6 and Imperial Wharf

The market read: what it costs to rent in SW6

Start with the numbers, because under the Renters’ Rights Act 2025 the marketing price a landlord sets on day one is, in practical terms, the rent for the life of the tenancy. There is no bidding above the asking rent and no rent-in-advance premium, so the advertised figure is the figure. Getting around

SW6 is well served from several stations, with both Underground and Overground options.

  • District line. Fulham Broadway and Parsons Green run direct to South Kensington, Victoria, Westminster and the City.
  • Overground. Imperial Wharf has its own station for Clapham Junction, West Brompton and Shepherd’s Bush, linking into the wider orbital network.
  • River. A river taxi service runs from Chelsea Harbour into the City for a scenic commute.
  • Green and river. Bishop’s Park, South Park, Eel Brook Common and the Thames Path give Fulham its open, riverside character.

Fulham’s appeal is its blend of village and river. Bishop’s Park and the Thames Path run along the river by Fulham Palace and Putney Bridge, with South Park and Eel Brook Common adding more green. The King’s Road, Chelsea and the design showrooms of Chelsea Harbour are close at hand, while Fulham Broadway, Stamford Bridge and the local high streets give everyday shopping, dining and football. The Hurlingham Club and the riverside pubs round out a settled, affluent, outdoors-minded way of life.

Schools, universities and family life

Fulham is one of the strongest family-letting areas in west London, with a wide choice of well-regarded state and independent schools and generous green space along the river and the commons. Imperial College’s campuses and the central universities are reachable on the District line and the Overground, supporting professional and postgraduate demand alongside the family market.
