What it costs to rent in W5

Start with the numbers, because under the Renters’ Rights Act 2025 the marketing price a landlord sets on day one is, in practical terms, the rent for the life of the tenancy. There is no bidding above the asking rent and no rent-in-advance premium, so the advertised figure is the figure.
